For years, the narrative around real estate investing was dominated by images of Wall Street giants buying up neighborhoods. But a new report from Realtor.com is telling a very different story, one that signals a major shift in who is shaping the housing market. Small mom-and-pop investors with fewer than 10 properties now account for more than 60% of all investor acquisitions, up from 50% in 2021 and 2022. Meanwhile, institutional purchases of single-family homes are down more than 90% since 2022, as many major real estate investors have shifted from being net buyers to net sellers. The takeaway is clear: the era of the individual investor is not just alive, it is accelerating, and Havana Enclave is designed to meet this moment.

The data reinforces what many savvy investors already know intuitively. Mom-and-pop investors with 10 or fewer properties accounted for 53% of all single-family investor purchases from 2015 to 2025, and last year they bought eight times the houses that investors with over 350 homes did. These are not hedge funds operating with billion-dollar war chests. These are individuals and families building generational wealth one property at a time, exactly the kind of investor Havana Enclave was built to serve. As Realtor.com senior economist Jake Krimmel put it, “Individuals should have the right to invest in an asset class as potentially valuable and stable as real estate.”

What makes Havana Enclave especially compelling for today’s individual investor is the flexibility built into every opportunity here. The building’s investor packages are designed to be customizable, meaning you can structure your purchase around your financial goals, timeline, and appetite for return. Developer The Astor Companies is further sweetening the proposition by covering condominium owners’ association (COA) fees and taxes for the full first 12 months after closing. That is a meaningful reduction in your carrying costs right out of the gate, giving you time to stabilize your investment and maximize returns from day one without the typical early financial drag of a new acquisition.

South Florida adds another powerful layer to this equation. Texas, California, and Florida rank among the states with the highest overall number of investor-owned homes, and that concentration reflects real demand, robust rental markets, and sustained population growth that continues to attract residents from across the country and the world. Miami remains one of the most dynamic real estate markets in the nation, with a lifestyle, economic base, and international appeal that support both short-term rental income and long-term appreciation. Havana Enclave sits squarely within that story, offering a distinctive product in a market where quality supply remains constrained.

Developer The Astor Companies continues to make incredible progress on the construction of Havana Enclave as it moves closer to its expected completion in the first quarter of 2027. Havana Enclave reflects Astor’s commitment to meet Miami’s housing needs and help the city it calls home reach its full potential.

Havana Enclave General Contractor BDI Construction continues to work on the building’s lobby, getting ready for window installation. The main electrical room work is nearly finished, with FPL’s vault work also wrapping up. This follows the framing of the unit spaces where the project’s buck hoist previously was to make way for drywall installation.

Astor and the Havana Enclave team look forward to officially opening the building later this year! For more information about the project, visit blog.HavanaEnclave.com or email Info@HavanaEnclave.com.
