Miami’s new construction landscape changed permanently after the Surfside tragedy, and residents now understand something that older buildings cannot offer: certainty. As a brand-new building, Havana Enclave is designed and constructed from the ground up under the most current codes Florida has ever enacted, giving residents a structural foundation that will not require costly retrofits for decades.
That distinction matters even more because of where Havana Enclave sits. It is the only new residential building currently under construction in the City of Miami’s entire District 4. Once it is complete, residents who want a truly new home in this part of the city will have nowhere else to turn. Every other option nearby is an older building, and older means inheriting someone else’s deferred maintenance. Havana Enclave offers a rare alternative in this highly desirable and conveniently located district.
Havana Enclave was also conceived with a segment of Miami often left out of the conversation. Miami’s so-called “forgotten class,” the teachers, healthcare workers, small business owners, and long-time residents priced out of the luxury towers yet unwilling to settle for aging inventory, deserves a real path to living in a beautiful new building. Havana Enclave is built for exactly that resident. It offers the safety and code compliance of new construction without demanding the ultra-luxury price tag that has come to define so much of Miami’s recent development.
Choosing where to live in Florida today requires more diligence than ever before. Havana Enclave removes that uncertainty from day one. It stands as the only new residential building rising in District 4, built under the strictest life-safety standards the state has ever required, and designed for the people who have waited longest for a fair chance at the unmatched Miami lifestyle.

Developer The Astor Companies continues to make incredible progress on the construction of Havana Enclave as it moves closer to its expected completion in the first quarter of 2027. Havana Enclave reflects Astor’s commitment to meet Miami’s housing needs and help the city it calls home reach its full potential.
Havana Enclave General Contractor BDI Construction continues to work on the building’s lobby, getting ready for window installation. The main electrical room work is nearly finished, with FPL’s vault work also wrapping up. This follows the framing of the unit spaces where the project’s buck hoist previously was to make way for drywall installation.
Astor and the Havana Enclave team look forward to officially opening the building later this year! For more information about the project, visit blog.HavanaEnclave.com or email Info@HavanaEnclave.com.
